Many commercial buildings use metal studs which have a U-shaped channel on the bottom where the studs are set into. These channels store water behind walls for a long time. Eventually the water finds its way out wicking up the drywall allowing mold to grow.

The result was mold growing up throughout the walls. Everything had to be removed in order to remediate against the bacteria and mold left behind from the storm damage.
